8th and O Street NW - Shortlisted Development Teams/Renders

Statement from Mayor as related by City Paper:
“The 8th & O site offers the opportunity to continue the momentum of the revitalization of the Shaw neighborhood, and we are excited to have a development team with a proven track record of developing unique, high-quality projects in this community,” Mayor Vince Gray says in a statement. “The development of 8th & O will complement and enhance the City Market at O by providing additional residential and local retail opportunities.”

Big Time Catch-Up here....
Back in late June, The Deputy Mayor’s Office for Planning and Economic Development shortlisted four development teams to develop a plot of DC owned land at 8th & O Streets NW.
Each development team presented the details of their proposal for the vacant lot at 1336 8th Street NW between City Market at O and the Washington Convention Center.

The District will decide between the plans after taking into account community input, and the speed at which the team can build the best (chosen) development. The City says that it will select a developer by September.

Here are the four finalist's:



Roadside Development and Dantes Partners

Number of Units: 72 condos (Expected delivery: Mid-2017)
Retail: 6,900 sq ft of retail
Architect: Shalom Baranes Associates
Other key points: Roadside developed the nearby City Market at O project, and residents would have the option of opting into that project’s amenities; the 8th Street side of the proposed project would have two-story townhouses with roof decks.



A&R Development and the Urban Group

Number of Units: 85 condos
Retail: 4,000 sq ft of retail
Architect: BKV Group
Other key points: Developers say a community room would serve as an “urban front porch” for the neighborhood.



Four Points LLC and the Warrenton Group

Number of Units: 172 units
Retail: 11,400 sq ft of ground-floor retail
Architect: Esocoff & Associates
Other key points: This much larger plan is based on the development of an adjacent parcel at 810 O Street NW that the Warrenton Group is contracted to purchase, and is notably the only one that would likely end up with rentals; the plan would also include a community center.




Madison Investments and Audubon Enterprises

Number of Units: 71 larger condos
Retail: 8,400 sq ft of retail
Architect: PGN
Other key points: This option would include a large cafe and bakery in partnership with the owner of Tryst in Adams Morgan; the development team has ANC support and is also partnering with Fundrise.

  1. I hope that the same team does not get both this city lot and the Scripture parcels so the 9th St Side will sure to get decent commercial storefronts. If the same team gets both 9th has a great chance of being the back door, again. Roadside has already shown how it feels about 9th and will want to augment it's laughable 8th St retail 'corridor', and Warrenton Group's renderings also seem to favor 8th (though I didn't see the rest to confirm what they intend on 9th).
