THE YARDS: Grosvenor Americas' F1RST Now Leasing

Mixed-use property with rooftop views into Nationals Park offers tenants
amenity-rich Navy Yard living experience

Grosvenor Americas, a private property investment and development company, has begun leasing apartments in their F1RST residential community in Washington, D.C.’s Capitol Riverfront neighborhood, located less than a quarter of a mile from the Anacostia Riverwalk Trail, a block from Navy Yard Metro Station and a mile from Capitol Hill.
F1RST Residences offers apartments in a mix of studio, one- and two-bedroom layouts. Each home features floor-to-ceiling windows, Bosch in-suite laundry, quartz countertops, stainless steel appliances, and special touches such as USB charger outlets and soft-close modern cabinetry.
“F1RST residents will experience the best of the Capitol Riverfront neighborhood,” said Jon Carr, senior vice president of development for Grosvenor’s D.C. office. “Within the building, tenants have access to a variety of best-in-class amenities, including fully equipped fitness center, 24 hour full- service concierge, club room with a chef’s kitchen pet grooming stations and parking for cars and bicycles. Our most exciting asset is F1RST’s roof—which not only has a swimming pool, hot tub and dog park but offers DC’s only residential ‘stadium-style seating’ with views into Nationals Park and beyond. Located on the ground level of F1RST are a wide array of dining options that will be open this Spring, including Chop’t, Taylor Gourmet, Chipotle, Roti, and Rasa Indian Grill.
Additionally, Declaration, a full-service dining option from PRG Hospitality, has signed a lease for a 3,500-square-foot restaurant at F1RST and plans to open by the end of 2017. This new location will be double the size of its counterpart in Shaw and will offer pizza and Philadelphia-inspired menu items, in addition to ballpark staples.

Residents can begin moving into F1RST on April 1 – just two days before baseball’s opening day at Nationals Park. The leasing center is located on site at the corner of First and N Streets SE.

F1RST is designed to LEED Silver and will offer 325 rental apartments, of which 50 will be offered at below market rental rates. The development also includes a 170-room Residence Inn by Marriott and over 24,000 square feet of retail space. Bethesda-based Clark Enterprises is an equity partner in both the residential and retail components. F1RST was designed by Hickok Cole Architects and co-developed by McCaffery Interests, who also provide construction, leasing and property management for the project.
