Lyric 440K Apartments - Open for leasing in Mount Vernon Triangle

Today was the Lyric 440K' time to show off its (near) completed 234-unit, 14-floor luxury residential building. Quadrangle Development Corporation and The Wilkes Company announce the completion and opening of the team’s fifth building in the two million square foot, mixed-use community in the Mount Vernon Triangle. (10 Buildings are slated for the project)
The Lyric 440K offers a mix of 182 one-bedroom, 26 one-bedroom with den, and 26 two-bedroom apartments behind its porcelain rain screen exterior, creating a stylish street presence as well as providing energy efficiency. The building also features a distinctive architectural element metal “fin”. The high tech prismatic finish creates an iridescent effect with the color of the fin evolving through shades of blue, pink, green and violet as the light changes and depending on your vantage point. The building also adds approximately 9,000 square feet of retail space to the 400 block of K Street NW.
Lyric 440K is open for leasing now,  and will begin move-in's in mid-December.

Lets breakdown some of the amenities and features;
Outdoor amenity spaces for the residential units are located on the 2nd floor terrace and roof deck.
Called "The Tranquility Garden" the 2nd floor public space will be planted with tree's and greenery. It will also contain a fire-pit for residents to congregate around

The roof deck amenities include dining seating with grills, a fire pit, a water wall fountain, and multilevel pool with a cascading waterfall. Of course the views are great, and there is an additional glass-walled indoor social space for other activities.

A brief overview of the amenities that are less noticeable just adds to the full service planning that has gone on by the developer. There is WiFi in all common areas, Pet Walking services are provided as well as Valet Dry Cleaning and of course 24 hour Lobby Concierge.
The building has 96 spots in its gated access underground parking and a bicycle storage room. Finally, and I believe unique to, the Lyric has contracted with ZipCar to provide an exclusive on-site car (I was told its an Audi SUV) for use by the residents.

The apartments themselves have a 'nice' feel to them, I visited a 1Bdr apartment that had been staged, and a 2Bdr, that had not. As all but 26 apartments are 1Bdr, I am assuming that the target market is single professionals. So lets quickly review the apartment features;
Pretty spacious units, with abundant natural light from floor to ceiling windows
The apartments that I viewed both had floor to ceiling windows, that bathed natural light throughout the space. The 1Bdr is approximately 750 sq ft (the 1Bdr + Den is larger). The floors are Italian Atlas Concorde tile (Ceramic) in a wood pattern, which I personally think are great, and low maintenance. The Kitchen's had double sinks, granite counter-tops and stainless steel appliances and espresso cabinetry, with a built-in wine rack. It was nice that there is bar stool space on the leg of the counter, for breakfast and quick meals.

The bedrooms are a nice size, and have an en-suite bathroom. Note: in the 2Bdr there are 2 bathrooms, 1 equipped with a tub, the other with a shower. There is access to the bathroom in the 1Bdr units from the living space.

All units come with a full-size washer and dryer. Something that is a little different, entrance to the apartments is via a fob, the apartments all have electronic key access. There are certainly some security advantages in this. (no I am not going to get into a discussion about this)

Finally, Lyric 440k comes with approximately 9000 sq ft of retail space. In conversation's with Quadrangle staff, plans are for a 'Specialty Grocer' that will provide high quality and convenient food items, primarily for the residents. There is space for more business' , a fitness/pilates studio was mentioned, and a small restaurant was not out of the realm of possibility.
