When a hole in the ground at 10th and M Street first appeared earlier this year, there was much speculation as to what development would be going in there. It took a week or two for people to figure out it is 2 new townhouses. That was a month ago. Well, work is now well underway and I managed to locate a rendering of the two structures (below), and as you can see, they have been designed with sensitivity to the neighborhood architecture.

Rendering of 939 and 941 M Street MW via Redwood Ventures |
Construction is ongoing, with the basement levels exterior construction completed, the first floors are in progress at writing. The posted permits state that ultimately they will rise to be 3 story structures.
|
Basement Levels main construction is complete |
|
Construction of the first levels is in progress |
From the descriptions released, each building ( 939 & 941 M Street NW) will contain two 3-Bedroom/3-Bath condominiums Each unit will be approximately 2300 square feet and include, radiant heating, tank-free hot
water heaters, solar panel, and energy wise windows. Each will also include
top-of-the line chef’s kitchen, opulent baths and beautiful hardwood
flooring throughout.
I will continue to monitor progress and post updates on this development
Update: Top story goes up. Work has been rapidly progressing and what I assume to be the top floor is all but in place.
I don't know the projected completion date, but before the end of the year looks probable.
UPDATE: Top Floor/Roof, rough, is in place. The pace these buildings are going up is impressive. You can now see the sensitivity buy the developer/architect to the surrounding buildings and neighborhood. Still no word on the price for these.

Design, height et.al all fits nicely in the neighborhood |
|
The rear is less exciting, but there is plenty of space for off-street parking, deck etc. |
Update 6/14/2013
|
Wrapped, and Window'd |
|
Adding exterior trim and window sills |
|
Rear of building (2nd story door?) |
Update 6/24/2013:
Builders starting to apply exterior facing, see below. Still no word on $pricing.
|
Despite the 90 Degree temperatures, up goes the exterior facing |
|
Progress on these town homes is really moving along, but no idea on the pricing yet |
Update 7/25/2013
|
Rear brick facing being added - can't be to long now until the houses are ready |
Update 9/4/2013
The rear brick work facing is now completed, the majority of the exterior/structural work is done. Still to do, (exterior) front brick facing, street facing stairs and rear finishing. (interior) the majority of the structural stuff is done, mostly drywall and finishing. So not that far off finishing, in fact close enough for the "For Sale" sign to appear. Four 4BR/3.5BA units. Realtor is Lindsay Reishman and the price starting from "Low $1ms"
The list prices should be well in excess of $1M per unit. Thanks for sharing.
ReplyDeleteDo you plan on putting a date stamp on your articles? It would help us know how timely they are.
Thanks for the comment, I agree with your assessment, it will be interesting to follow and see if the market can bear that kind of price. BTW. I have an article coming in the next few days where the asking price is in excess of $1.5 mil, so its not out of the realm of possibility
ReplyDeleteI have fixed the date stamp - its a new blog so there are some "blips" here and there. Thanks for bringing it up - it enabled me to go fix it
