THE YARDS: Rocklands Opens Game Day Pop-Up at Grosvenor Americas' F1RST Residences


Grosvenor Americas (Grosvenor), a property investment and development company, announced today that Rocklands Barbeque and Grilling Company will be opening a pop-up location in the lot adjacent to F1RST Residences, a mixed-use residential community in Washington, D.C.’s Capitol Riverfront neighborhood.

The Rocklands pop-up will be open at the corner of First and N Streets 90 minutes before each Nationals home game, including any post-season appearances, and continue serving through the first 30 minutes. They will offer their full food truck menu, beer and wine, as well as tables and seating.

“F1RST is a dynamic living option in the Capitol Riverfront neighborhood – from its design and floor plans to its rooftop with pool, dog run, outdoor TV and stadium seating to watch the game,” said Jon Carr, Grosvenor Senior Vice President of Development. “This pop-up is a creative way to bring people together on the street – or enjoy with fellow residents at home.”

Rocklands, opened in 1990 in Washington, D.C., now has locations in Virginia and Maryland, as well as a food truck and catering services. The leasing for the pop-up location was executed by Rory Cameron of McCaffery Brokerage, LLC.

F1RST Residences offers 325 rental apartments, of which 50 are offered at below market rental rates. Amenities at the 450,000-square-foot mixed-used development include a rooftop pool and hot tub, full-service concierge staff and a 2,300-square-foot fitness center. The District’s first-ever stadium-seating view into Nationals Park can be experienced from F1RST’s rooftop. Designed to meet LEED Silver certification, nearly 87 percent of construction waste for the residential portion of F1RST was diverted from the local landfill to recycling facilities. The development also includes a 170-room Residence Inn by Marriott and over 22,000 square feet of retail space. Ground floor retailers include Chopt, Taylor Gourmet, Chipotle, Roti Declaration and Rasa Indian Grill.

F1RST is less than a quarter of a mile from the Anacostia Riverwalk Trail, a block from Navy Yard Metro Station, a mile from Capitol Hill and minutes away from The Yards. The project was designed by Hickok Cole Architects and co-developed by McCaffery Interests, who also provide construction, leasing and property management for the project. Bethesda-based Clark Enterprises is an equity partner in both the residential and retail components.
