JBG SMITH Properties (NYSE: JBGS), a leading owner/developer of high-quality, mixed-use properties in the Washington, DC market, announced today the filing of a 4.1 site plan application with Arlington County for street focused retail redevelopment in Crystal City’s “North District”, at the Crystal City Metro station-- along Crystal Drive from 15th to 18th Street, and wrapping 18th Street. This filing kicks off the first phase of JBG SMITH’s transformative vision for Crystal City as a pedestrian-centric community with an active retail heart.
In a separate site plan to be filed later in the Fall of 2017, JBG SMITH plans to transform a 1970’s era office building in the center of the block, into a new mixed-use, multifamily project at 1770 Crystal Drive, diversifying Crystal City’s mix of uses and adding dimension to the skyline and the street experience.

Consistent with the vision for the Crystal City Sector Plan, the plan includes approximately 120,000-square-foot of retail anchored by Alamo Drafthouse Cinema, a movie theater with a full-service food and beverage menu. A specialty grocer is also envisioned, along with smaller shops and dining options that will add energy and texture to the street experience. Plazas, updated streetscapes and lush gardens will all help create an inviting new district.
The plan includes a new, iconic retail building at the corner of 18th Street and Crystal Drive—adding a fresh design element to the street. A new Metro entrance at 18th Street and Crystal Drive along with engaging public plazas and parks is expected to create an immersive shopping, dining, gathering, and entertainment hub—directly connected to Metro, VRE, MetroWay bus, and the Mt Vernon bike trail.
